As I often do these days, I was testing prompt templates in ChatGPT. I enjoy playing with the prompt templates created with the AIPRM Chrome extension. I found one called Segment Audience and started to play.
The inspiration that came from creating the audience was powerful. I started to think of GPT use cases and how just one audience from the list could be used in marketing plans.
I’m a real estate agent, and content creator and this topic inspired me to share my findings when working with ChatGPT.
In this guide, I’ll explain how to use ChatGPT to create a marketing plan. My example for this use case is a real estate agent that wants to break into the luxury market. You might also enjoy browsing my list of 400 + ChatGPT Prompts.
What is ChatGPT?
ChatGPT is a revolutionary AI-powered chatbot developed by OpenAI that can understand and respond to natural language queries like never before. Utilizing the Generative Pre-trained Transformer (GPT) deep learning model, it is pre-trained on millions of pieces of text material, including books, articles, and websites, which allows for an extremely sophisticated comprehension engine.
Any query posed to ChatGPT results in highly relevant responses based on context – delivering impressive conversations with humans!
I like ChatGPT for creating blog outlines, viral style youtube titles, lists and tables, calculators, and action plans, like what we are talking about today. For everything else, AI writing, I use Jasper. It’s just a better writer, cleaner user interface, offers an editor, and more templates than you can imagine.
Together, they are perfect. While Jasper will do the blog outlines, I like ChatGPT better.

Identifying your Target Audience
While you can build a marketing plan around a specific niche, I think it’s better to build a marketing plan around an audience. If you don’t already know who your target audience is, ChatGPT can help there too. Using the AIPRM chrome extension for ChatGPT, find the segment audience template.
Enter your niche, and you’ll get a comprehensive list of potential audiences for your niche. In my use case example, I used real estate.
ChatGPT gave me a list of audiences like empty nesters, luxury buyers, college students, etc. I was also able to ask ChatGPT to elaborate and provide me with challenges and desires they may have where related to real estate.
The better you are at narrowing down your audience, the better the marketing plan you will get.
Let’s dive into my example: A real estate agent that wants to break into the luxury market.
Creating the Marketing Report
Once I chose my target audience, I opened a new chat and asked ChatGPT to provide a one-year marketing plan for an agent that wanted to break into the luxury market. I also prompted it to think outside of the box. That’s important. You’ll get generic outputs with non-specific questions.
Take a look at what ChatGPT provided. And then, we’ll get into digging deeper.
First Quarter: January – March
- Establish a strong online presence: Create a website that showcases your luxury listings, services, and brand. Optimize your website for search engines to increase your visibility online. Consider investing in paid advertising on search engines and social media platforms to drive traffic to your website.
- Attend luxury events: Attend local events that attract luxury home buyers and network with potential clients. Consider sponsoring an event or speaking at a panel discussion to establish yourself as an expert in the luxury real estate market.
- Build a referral network: Reach out to other real estate agents, builders, architects, and interior designers who have connections with luxury home buyers. Build a mutually beneficial relationship with them and offer them a commission for referring clients to you.
- Create a luxury lifestyle blog: Start a blog that focuses on the luxury lifestyle in your city. Write about high-end restaurants, fashion, events, and other topics that appeal to luxury home buyers. Use the blog to build your brand and establish yourself as a thought leader in the luxury real estate market.
Second Quarter: April – June
- Host luxury open houses: Host a series of exclusive open houses for luxury listings. Invite high-end buyers, interior designers, and architects to showcase your properties and create a buzz around your brand.
- Create a luxury newsletter: Create a monthly newsletter that features your latest listings, lifestyle tips, and local market updates. Email marketing sends the newsletter to your potential clients and partners’ databases.
- Host a luxury home buyer seminar: Host a seminar for luxury home buyers that educates them on the buying process, market trends, and other topics that are relevant to the luxury market. Use the event to showcase your expertise and build relationships with potential clients.
- Create luxury home buyer guides: Create a series of guides that educate luxury home buyers on the process of buying and selling high-end homes. Use the guides to build your brand, establish yourself as a thought leader, and generate leads.
Third Quarter: July – September
- Host a luxury charity event: Host a charity event that attracts high-end buyers and partners. Use the event to showcase your brand, build relationships with potential clients, and give back to the community.
- Host a luxury real estate tour: Host a tour of luxury homes in your area that are currently on the market. Invite luxury home buyers and partners to the tour and use the event to build relationships and generate leads.
- Create a luxury video series: Create a series of videos that showcase your luxury listings, lifestyle tips, and market insights. Use the videos to build your brand and establish yourself as a thought leader in the luxury real estate market.
- Attend luxury real estate conferences: Attend national and international luxury real estate conferences and network with other agents and partners in the luxury market.
Fourth Quarter: October – December
- Host a luxury holiday party: Host a holiday party for your clients and partners in the luxury market. Use the event to build relationships, show appreciation, and generate leads.
- Host a luxury real estate seminar: Host a seminar that educates luxury home buyers and sellers on the state of the market, trends, and other relevant topics. Use the event to showcase your expertise and generate leads.

Diving into Specific Strategies
Once the marketing report is completed, I decided to poke around at individual strategies. For example, if I’m an agent trying to break into the luxury market, I may not know much about hosting a real estate open house.
I can prompt ChatGPT to give me more information about that specific strategy.
Here’s the prompt I gave ChatGPT in this instance. ‘Tell me more about how to Host luxury open houses: Host a series of exclusive open houses for luxury listings. Invite high-end buyers, interior designers, and architects to showcase your properties and create a buzz around a brand.’
Here are some tips on how to host a successful luxury open house:
- Choose the right property: Select a high-end property that will appeal to luxury buyers. Make sure the property is in excellent condition and has all the amenities that are in high demand among luxury buyers, such as high-end finishes, smart home technology, and luxury appliances.
- Create a luxurious ambiance: Create a welcoming and luxurious atmosphere by staging the property with high-end furniture, artwork, and décor. Use fresh flowers, scented candles, and soft lighting to create a warm and inviting ambiance.
- Offer refreshments: Offer guests a selection of high-end refreshments, such as champagne, wine, and hors d’oeuvres. Hire a catering company to provide the refreshments and ensure that the presentation is in line with the luxurious ambiance of the property.
- Invite high-end buyers: Create a guest list of potential buyers who are interested in high-end properties. Reach out to luxury real estate agents, architects, interior designers, and other professionals who work with high-end buyers and invite them to the open house.
- Hire professional photographers and videographers: Hire professional photographers and videographers to capture high-quality images and videos of the property. Use the images and videos to promote the property on your website, social media, and other marketing channels.

Now, let’s dig in further and explore the type of messaging that should be on the follow-up. I prompted ChatGPT: Elaborate on #7, including the message and got the following response.
Here are some tips on how to follow up with guests:
- Send a personalized thank you note Within 24-48 hours of the open house, send a personalized thank you note to each guest who attended. In the note, express your gratitude for their attendance and include a positive comment about something you discussed during the open house. Personalization is key to making the guest feel valued and ensuring they will remember the experience.
- Provide additional information: If a guest expressed interest in the property, send them additional information such as a brochure, floor plan, and any other relevant material. You can also provide them with information about similar properties that you may have available or may become available in the future.
- Keep in touch: Use the opportunity to keep in touch with potential buyers by sending them regular market updates or industry news. You can also reach out to them on special occasions, such as their birthday or anniversary, to show that you care about their personal milestones.
- Offer your services: Let guests know that you are available to help them with any of their real estate needs, whether it is buying, selling, or investing in luxury properties. Offer to provide them with a free consultation or an evaluation of their current property.
When crafting a follow-up message, make sure to keep it concise, friendly, and professional.
Here’s an example:

I wanted to take a moment to thank you for attending my luxury open house last week. It was a pleasure meeting you and discussing the features of the property that interested you the most. I hope you found the experience to be both informative and enjoyable.
